Kimco Realty Requests Approval for Long-Term Redevelopment of Market Square

Kimco Realty has requested approval of Sketch Plan Application SK-7837-2018, outlining a plan for redevelopment of Kentlands Market Square per the 2008 Kentlands Boulevard Commercial District Master Plan. The application proposes up to 1,200,000 square feet of commercial/non-residential uses and up to 1,614 residential units on approximately 21 acres.

Phase I of the proposed redevelopment (anticipated to begin in the next 1 to 5 years) concerns the surface parking lot on the eastern side of the property defined by Kentlands Boulevard and the commercial row that includes Buca di Beppo, the U.S. Post Office, Orangetheory Fitness and My Gym. Proposed is a mixed-use multifamily residential building of up to 310 units, 20,000 square feet of street-level retail space, and 600 structured parking spaces.

The joint public hearing for SK-7837-2018 is scheduled for Monday, April 16. Public testimony will be taken during the public hearing. Market Square Signage Approved With One Condition

The City of Gaithersburg Planning Commission approved a new signage package for Market Square on March 7, with one condition: Permanent identification signs at the corner of Kentlands Boulevard and Market Street as well as the sign located at the entrance to the pass-through from Market Street must be reviewed and approved by the Planning Commission prior to the issuance of sign permits. Kimco Realty, owners of Market Square, had requested approval of a signage package that includes tenant signage guidelines, construction fencing, and directory and directional signage. Five permanent identification signs are larger than 24 square feet.

Approved signs for tenant storefronts include storefront, wall, canopy, projecting or blade, awning, window/door, A-frame and leasing. The “MARKET SQUARE” sign on the pass-through’s 40-foot high architectural feature/tower was approved, as was the super graphic “KENTLANDS, CITY OF GAITHERSBURG” sign on the side of the movie theater facing Center Point Way. Caren Garfield, Kimco director of development, said of the theater façade sign, “It’s really a celebration wall. It’s kind of what we call our Instagram wall for really that Kentlands Market Square branding.” Dimensions for the theater façade sign are 109 feet long by 23 feet high.

Kentlands Downtown Working Group Meeting Planned for March 19

Chartered in August 2017 by the Kentlands Citizens Assembly, the Kentlands Downtown Working Group (KDWG) has been representing neighborhood interests in planned revitalization of Kentlands’ commercial centers, as well as upcoming residential development for the Diya property near the Colonnade. KDWG stays in contact with developers Kimco, Saul and S&T Kentlands, Gaithersburg city staff and elected officials, community associations and other stakeholders in order to update residents on the progress of development projects. Chaired by John Ingrassia, the group is comprised of 10 residents from Kentlands, Lakelands and the surrounding area.

Market Square Work Pending

According to Caren Garfield, director of development for Kimco Realty, work on the movie theater and pass-through or paseo from Market Street is pending. Demolition and permit requests are under review by the city, she said at the March 7 Planning Commission meeting.
