Lap Swim Replaces Adult Swim at QOP Pool

To comply with the Federal Fair Housing Act, Adult Swim has been replaced with Lap Swim this summer. Adult Swim discriminates against youth.

Adult Swim time is illegal in all pools owned and operated by homeowners associations, but many neighborhood pools are not aware of this. A QOP resident, who is also an attorney, alerted the QOP Board to this issue.

A 15-minute Lap Swim will be offered each hour. Anyone who is able to swim one full lap without assistance may stay in the pool.

The pool manager or assistant manager may remove individuals from Lap Swim and test them if they think the individuals can’t swim a full lap safely. The test will consist of swimming the full length of the pool, beginning at one end and back.

Repairs Coming to Multi-Purpose Court, Barbecue Area and Pergola

Neighborhood amenities will get a facelift this month. Goshen Enterprises will address water damage to the multi-purpose court and barbecue area adjacent to the QOP pool, and the Swanton Lane Pergola. Look for court repair and resurfacing, including fresh color-coating. To prevent future damage to the court and barbecue area, Goshen also will address erosion and drainage issues in the immediate area.

The Swanton Lane Pergola is structurally susceptible to water damage. The brick facing around the pillars was not installed properly. This allows water to flow down the pillars and behind the brick cladding at the base of the pillars. And those pillars not clad with brick are set into the ground below the level of the mulch, which traps water against the pillars. Both structural problems cause rotted wood. Despite this, the pillars appear to be structurally sound. Goshen will begin to address these problems by removing the brick façade and lowering the mulch and soil around those columns that are not currently clad with brick.

Please Put the Butt Out

Warmer weather draws more of us outdoors, including smokers. If you smoke, please remember that this is not permitted within 25 feet of the entrance to the pool, clubhouse or fitness room—and smoking is never allowed inside the QOP Clubhouse. Residents have noticed cigarette butts piling up on neighborhood walkways and streets, common areas and tot lots. As we progress into summer and days turn hot and dry, these cigarette butts may become a fire hazard. Mulch beds will become very susceptible to catching on fire, which could lead to nearby homes and/or vehicles being damaged. Please always use butt cans or ash trays and never dispose of cigarettes in the landscaping beds or gutters.

Security Device Guidelines Issued

The Board does not want to limit security device use in the community. These devices make us safer and help law enforcement to address crimes. To safeguard privacy and the beauty of our community, though, the Board and the Architectural Control Committee have drafted Design Guidelines for security devices. Please visit the QOP website, www.quinceorchardpark.com, to review these draft guidelines and send your comments to Community Manager Ruchita Patel, RPatel@TMGAInc.com, by July 1. The Board will review resident comments at their July 9 meeting.

In general, the draft guidelines allow security devices and cameras with dimensions smaller than 6 inches, no approval required. Prohibited security measures include security bars or grates on the outside of windows and doors, cameras that pan or move, cameras that are primarily directed toward or monitor neighboring property and/or common area, and any device or installation that does not meet federal, state, county or City of Gaithersburg laws.

Summer Hours Soon at QOP Pool

Did you know that you’ll get two more hours of swim time at the QOP pool come June 14? The end of the 2018-2019 academic year means that the pool will be open from 10 a.m. to 9 p.m. every day, including holidays.

Management Mentions

Dispose of Trash and Recycling

Trash is collected on Tuesday and Friday and must be placed in lidded trash cans. If left for collection in bags only, trash is ripped open by animals and strewn throughout the community. Continued use of bags may result in fines.

Recycling is picked up on Fridays. Containers with lids are now available from the City of Gaithersburg. Please contact the city at 301.258.6370 or recycle@gaithersburgmd.gov to have a lidded bin delivered and the old one picked up.

Please remember that trash cans and recycle bins must be stored out of sight on non-pickup days.

The City of Gaithersburg offers bulk trash pickup (furniture, appliances, mattresses, etc.) on the first recycling day of the month. The next bulk trash pickup is Friday, June 7. The City of Gaithersburg and Potomac Disposal (301.294.9700)
both offer collection services for bulk items at no cost.

Recycle Right

Do you notice more litter in the community on recycling Fridays, especially on windy days? If you do, you’re not alone. Some QOP streets are veritable wind tunnels, and an empty Amazon box can wind up in a far-off neighbor’s yard.

Please secure your recyclables by making sure that the top is closed on your 65-gallon cart and using a lid for your 18-gallon bin. Placing a large rock on top of the cart or bin also helps on windy days.

And remember to recycle right. Did you know that pizza boxes; plastic bags, film or wrap; Styrofoam and polystyrene; and empty bottles of motor oil, antifreeze or pesticides are all not recyclable? If you add these to your recycling pickup, the contents of your recycling bin or cart will be left at the curb. For a complete list of recyclables, visit www.gaithersburgmd.gov.

Do Your Dog Duty

Cleaning up after dogs is the legal responsibility of every canine owner walking a dog in the community. Dogs are not permitted off-leash on common property in the City of Gaithersburg.
